Water leaks can be hard to fix.
This was certainly the case for one strata manager who had been unable to solve the problem of water leaking into an apartment located in Dean Street, in the Perth suburb of Claremont in Western Australia.

The source of the problem seemed to be the balcony of the penthouse apartment above, or more specifically, the join where it had at one point been extended.
Despite enlisting the services of several contractors over the years (and receiving assurances that the problem had been fixed), each downpour of rain would inevitably result in the strata manager receiving a call from an increasingly frustrated tenant – annoyed at the inconvenience of repetitive clean-ups, and the associated health issues related to dampness and mould.

The Stable team met on site and investigated the issue. After lifting some of the pavers on the penthouse balcony, they found that the balcony floor lacked obvious channel points, resulting in water accumulating in the balcony until it overflowed into the apartment below.
A lack of appropriate drainage points is not uncommon. In fact, it’s probably the most common cause of water leaking issues we see in strata complexes and commercial buildings.
After identifying the problem, the team at Stable Commercial pulled up all the pavers, repaired the drainage gullies, and then sealed them by using a two layer torch on bitumen system.
They then relayed the pavers, as before.
The job was a complete success resulting in Stable Commercial issuing a 20 year warranty against associated water leaks.
