CBD Perth: Carpark Concrete Cancer Repaired in Two Days
Let’s face it, commercial buildings and concrete go well together.
But sometimes, things can go wrong.
That was the case recently when Eddie Ostler of Stable Commercial were asked by a commercial property manager to diagnose and quote on an ongoing issue in the carpark of a building situated on Spring Street in the Perth CBD.
According to the property manager, tenants of the building had concerns about water seeping out of the concrete walls, and more importantly, obvious signs of corrosion, or concrete cancer, in the adjacent concrete.
Eddie and his team of investigators quickly identified the source of both problems – a pond located above the carpark was leaking water through the slab of concrete below.
As a result of their competitive quote on sealing the pond, and repairing the corroding concrete, Stable Commercial were awarded the contract.
To repair the pond, a polyurethane sealant was injected into the crack where it tracked the water and filled the void as it expanded solving the problem.
Repairing the concrete cancer was more complicated. All of the cracked and delaminated concrete was removed until the Stable Commercial tradesmen could access the corroding iron bars. These were then cut back until clean bar was found and then replaced with new reinforced steel. The concrete repair then took place.
All up, the project consisted of two separate jobs, took two days to complete and involved minimal disruption to tenants.
According to Eddie, the job was a complete success.
